Epoxy or Polyurethane?

Epoxies start to cure as soon as the two parts are mixed. Epoxy is not flexible and harder than concrete when cured. Epoxies should not be used in wet areas such as an active leak. The only recommended application is when a structural repair is required, epoxies are not recommended to stop the leak. Epoxy is old technology, with any slight movement in the foundation the foundation prone to crack next to the original crack.

Polyurethane resin is the best way to stop a foundation wall crack leak. The gel time of this two component product can be controlled to allow the liquid resin to penetrate the crack. Once the resin completely fills the crack, it begins to expand. The expanding closed cell polyurethane prevents future water leaks by bonding to both sides of the crack in wet or dry conditions, expanding to create a compression seal. The polyurethane remains flexible so no new foundation cracks form in the same location.

Topical or Injection?

Topical repairs cover the inside or outside surface of a foundation crack. There is little penetration into your foundation wall. Topical repairs are not a permanent solution; they are a weakly bonded repair. Hydraulic cement, some epoxies and low pressure sealants are topical repairs.

Injection and specifically high pressure injection with polyurethane grout is the best way to stop non- structural foundation wall cracks from leaking. Although some contractors consider the use of a caulking gun to be injection these repairs are in fact more of a topical repair than injection repair; this low pressure injection may not fill the entire void in the crack resulting in a substandard repair. High pressure injection from the center of the crack is the only way to insure the entire crack cavity is completely filled from the outside wall to the inside.
